Critical assets Critical assets are those assets which have a high consequence of failure but not necessarily a high likelihood of failure. By identifying critical assets and critical failure modes, investigative activities, maintenance plans and capital expenditure plans can be targeted at the appropriate time.
Operations and maintenance activities may be targeted to mitigate critical assets failure and maintain service levels. These activities may include increased inspection frequency, higher maintenance intervention levels, etc. Critical building failure modes and required operations and maintenance activities are detailed in Table 5.2.2.

Standards and specifications The City is the process of developing the service standards for building assets. These will define defects which are required to be rectified, their intervention levels and response times for these rectification works. Maintenance work is carried out in accordance with the following standards and specifications: • Australian Standards
• Building Code of Australia • City-developed standards and specifications.
